2. What personal data we collect
Depending on how you interact with us, we may collect:
- Contact details you provide voluntarily — your name, email address, and (if you choose to give it) your phone number, when you submit an enquiry form, request a guide or report, or subscribe to our property updates.
- Correspondence — the content of messages, enquiries and comments you send us, including any property preferences or requirements you share.
- Comment data — if you leave a comment on an article, the name, email address and website you enter, along with your IP address and browser information, which are used for spam detection.
- Technical and usage data — collected automatically when you visit, such as your IP address, browser type and version, device type, pages viewed, referring website, and the date and time of your visit. This is collected through cookies and similar technologies (see section 7) and through our website analytics and security tools.
We do not knowingly collect sensitive personal data (such as NRIC numbers or financial account details) through this website. Please do not submit such information to us through website forms.

We collect personal data:
- directly from you, when you fill in a form, request a resource, subscribe, leave a comment, or contact us by email, phone or messaging apps;

- to respond to your enquiries and provide the information, guides or reports you have requested;
- to provide real estate services you have asked us about, and to follow up on those discussions;

- to operate, maintain, secure and improve the website, including analytics and troubleshooting;
- to moderate comments and prevent spam, fraud and abuse;
- to comply with applicable laws, regulations and requests from public authorities, including obligations under the Estate Agents Act and related regulations.
5. Consent and withdrawing consent
We rely on your consent to send you marketing communications. You may withdraw your consent, or unsubscribe, at any time by clicking the unsubscribe link in any email we send, or by contacting us at info@smartnest.sg. We will action your request within a reasonable time, and in any case within the time required by the PDPA.
Withdrawing consent for marketing will not affect communications that are necessary to respond to an active enquiry or transaction. Note that withdrawing consent may limit our ability to provide you with certain information or services.
6. Disclosure of personal data to third parties
We do not sell your personal data. We may disclose your personal data to:
- Service providers who process data on our behalf under contract — including our website hosting provider, email marketing and delivery providers (used to store our subscriber list and send the emails and guides you request), analytics providers, and spam-filtering services;
- Professional and regulatory bodies, or the property agency we are associated with, where required to provide a service you have requested or to meet regulatory obligations;
- Authorities and other parties where disclosure is required or permitted by law, or is necessary to protect our rights, safety or property, or those of others.
7. Transfer of personal data outside Singapore
Some of our service providers store or process data on servers located outside Singapore. Where we transfer personal data overseas, we take reasonable steps to ensure that the receiving organisation is bound by legally enforceable obligations to provide a standard of protection comparable to that under the PDPA.
8. Cookies and similar technologies
This website uses cookies and similar technologies to make the site work, remember your preferences, understand how the site is used, and improve performance. These include:

10. Do Not Call provisions
If you provide a Singapore telephone number and consent to receive marketing messages, we may contact you by phone call, text or fax with property-related marketing information. You may opt out of these messages at any time by telling us, and we will stop sending them within the period required under the PDPA. We otherwise check numbers against the Do Not Call (DNC) Registry as required by law before sending specified marketing messages.
11. Protection of personal data
We make reasonable security arrangements to protect personal data in our possession or control against unauthorised access, collection, use, disclosure, copying, modification, disposal or similar risks. These include access controls, use of reputable service providers, and secure (HTTPS) transmission of data submitted through the website. However, no method of transmission over the internet or electronic storage is completely secure, and we cannot guarantee absolute security.
12. Retention of personal data
We retain personal data only for as long as it is needed to fulfil the purposes set out in this Policy, or as required for legal, regulatory, accounting or reporting purposes. Subscriber data is kept until you unsubscribe or ask us to delete it. Comment data may be retained indefinitely so that follow-up comments can be recognised and approved automatically. When personal data is no longer needed, we will take reasonable steps to securely delete or anonymise it.

Subject to the PDPA, you may request access to the personal data we hold about you and information about how it has been used or disclosed, and you may request that we correct any error or omission in that data. To make a request, contact our Data Protection Officer using the details in section 15. We may charge a reasonable fee for an access request and will inform you of the fee in advance. We will respond to your request within the timeframes required by the PDPA.
