A fair amount of my recent work has involved helping American buyers purchase property here, since the Singapore–US Free Trade Agreement exempts US citizens from Additional Buyer’s Stamp Duty — a detail most people only discover once someone points it out. Smartnest is where I publish the same data and analysis I use with my own clients.

Our Methodology & Data Sources

Every article, calculator, and market call on Smartnest is built from primary Singapore property data, not press releases or guesswork. We draw on:

• URA REALIS — private residential transaction and rental data
• HDB resale transaction data — published resale flat prices
• CPF Board guidelines — CPF usage and housing grant rules
• MAS interest rate data — for loan and financing calculators

Calculators are rebuilt when the underlying rules or rates change, not left running on stale assumptions. If a figure on this site looks off, tell us — we’ll check the source and fix it.

How We Make Money, and What We’ll Never Do

Benjamin is a full-time, CEA-registered real estate agent — his income comes from real estate transactions, not from this website. Smartnest doesn’t take payment from developers or vendors for favourable coverage, doesn’t publish paid rankings, and doesn’t hide sponsored content as editorial (because there isn’t any). If you choose to work with Benjamin on an actual transaction after reading something here, that’s a separate decision you make freely — the analysis on this site isn’t written to steer you toward that.
